The property covers 16 hectares of land, within which there are 83 truffle plants certified by the Piedmont Region, distributed in the surrounding woods, with annual reimbursement from the Region. In the remaining 10 hectares, clear of woods, are cultivated cereals, legumes and 53 fruit trees, including walnuts and hazelnuts.
The property, a typical Piedmont-monferrato building from the late 19th century with an older part dating back to the Middle Ages, is built on two floors totaling about 600 square meters. The first renovation, completed in 2013, preserved the original architectural features.
A second renovation, completed in 2023, adapted the property to European energy-saving regulations, making it a “green” construction, with an exterior insulation and a 15 KW photovoltaic system. The house is built of “canton stone,” a material that already has remarkable thermal and insulating properties, and an interior wall, left exposed, preserves its authenticity.
The property is on two levels and can be used as a single residence or can be divided into four independent apartments. Altogether the living area consists of five spacious bedrooms, three large living rooms with fireplaces, three kitchens and six bathrooms, two of which have whirlpool baths.
Descending from the sheltered walkway is the courtyard, where there is a large porch that is equipped for physical exercise, with another porch in front featuring a barbecue. The 800-square-meter garden, filled with roses, low bushes, aromatic plants, and pomegranate trees, is bordered by tall trees, including ginkgo biloba and hazelnuts, and the whole area is fully fenced, including access to the swimming pool, which enjoys excellent sun exposure throughout the day.
